CBRE - Head of EMEA

CBRE Hotels is one of the largest specialist hotels teams in Europe and are dedicated industry experts with an in-depth knowledge of both the operational and commercial aspects of European hotel markets. The team comprises approximately 85 people based 9 offices across EMEA, London make up the largest team with 45 personnel in the West End.

We provide a full service offer to clients and investors with business lines covering Valuation, Brokerage, Feasibility Studies, Operator Selection and Asset Management.

Role Purpose
The team grouped under three business lines, Advisory Services, Investment Properties and Valuation and provides the following services to the sector:

  • Sales and Buy side advisory for both single hotels or large investment portfolios, covering selection and location to sourcing and due diligence.

  • Development; covering feasibility, operator and brand selection, project management and value engineering.

  • Asset management; maximising the value of assets by optimising hotel operating performance; improving and protecting the value and condition of the hotel through strategic capital investment and repositioning strategies; maximising proceeds on exit.

  • Finance; covering both debt and equity financing in public and private capital markets for acquisition financing, partnership and asset recapitalisations, programmatic and asset specific j/v’s and fund raising.

  • Market research; providing sector specific market research from local data sourcing and single assignment analysis through to the construction of global investment, development and destination strategies.

  • Valuation services; provide advice re financing of assets, due diligence support, risk analysis, balance sheet reporting, stock exchange listings, development valuations and assessment of company value.

In order to efficiently manage the marketing process and ensure optimal exposure of an investment opportunity, the business has a shared platform that manages investor criteria as well as client and market information. This platform increases speed to market by allowing teams to launch a comprehensive marketing campaign in a short period of time and leverage the collective knowledge of the company on behalf of clients.

Key Responsibilities

  • Strengthening the Hotels Investment Properties team across Europe, Middle East & Africa and help build CBRE’s market position to be No1 in hospitality advisory. It is a high priority for this individual to integrate the group into a cohesive team, and to work seamlessly with regional operating businesses;

  • Set strategies and budgets for the Hotels IP division which will be aligned with the CBRE Group to ensure that the correct disciplines, people and resources are in place so that all Hotel IP opportunities are prioritised and captured;

  • Creation of IP strategy, business plan and budget, anticipating new and innovative business opportunities in response to market and company developments;

  • Implementation of agreed strategy and evolve personal business plan to support and sell personal offer;

  • Plan work effectively to meet client and wider business objectives and plan resources creatively to maximise return on investment;

  • Leading the IP business line, giving focus, direction and support while appropriately delegating responsibility, authority and visibility to team members and individuals to carry out work;

  • Responsible for the success of the Client Care initiative within IP, managing key existing clients and developing new clients;

  • Ensure team resources are identified and used to best effect, focusing team effort on common goals and encouraging regular communication to minimise conflict and maximise results of collective effort;

  • Identifies, attracts and retains the best people for own business area, identifying creative solutions to resourcing needs.

Person Specification/Requirements

  • Able to identify the energy flow of a situation, identify blockages and areas of misunderstanding and bring support, challenge and coaching to reach the solution;

  • Highly diplomatic and possess gravitas with an ability to relate well to professionals at all levels, internally and externally;

  • Willingness to travel as the job requires.

Skills Required

  • Educated to second degree level; a professional hospitality or real estate qualification would be preferred;

  • Proficiency in second language would be advantageous;

  • Extensive experience with an international hotel operator, hospitality advisor, investment bank or investor;

  • Strong financial skills with an ability to advise clients, as a peer, on equity and debt structures to support the deal;

  • Demonstrated understanding of the value creation and cash generation levers in the hospitality sector and able to articulate these to a less specialised audience;

  • In-depth knowledge of the European hospitality market with established market contacts;

  • Excellent self-motivation and team leadership skills with superior communication and team-building skills coupled with a balanced technical knowledge and good commercial acumen;

  • A successful record of achieving business targets;

  • An understanding of regulatory dynamics and the potential impact on the hospitality industry;

  • A solid understanding of marketing and sales techniques and their successful application to the hospitality sector;

  • Detailed working knowledge of the hospitality investment, valuation, acquisition, development, asset management processes as well as financing.
